As its name suggests, Botanica’s picturesque gardens will be something to look forward to as the boutique development begins to take shape.
The 39-unit development will be nestled among densely planted shrubbery, manicured hedges and an abundance of colour.
However, it’s not just the landscaping that is set to impress at Botanica, it features a stunning design inside and out.
Designed by Kasparek Architects, the project is being developed by Keggins Homes and built by Project Coordination.
Botanica was released to the market in September 2015 and buyers have been drawn to the development’s clean, modern design, light-filled living spaces and garden setting.
“We’ve definitely had an overwhelming response for this particular development,” says MAXIMA Project Marketing director of sales Michelle Dzakula.
“Buyers who had their hearts set on Lawson and their eye on something premium went for Botanica.”
Dzakula says the combination of an urban development with a strong focus on natural features struck a chord with buyers.
It comprises 30 terrace homes and nine apartments and the one-bedroom residences have already sold out.
A handful of terrace homes remain and these, too, have proven popular with buyers. They are complete with European appliances, expansive spaces inside and out, 3.8-metre ceilings in the living area and floor-to-ceiling glazing.
The development’s solar access and north-facing aspect give each home a 7 to 7.5-star energy efficiency rating.
The three-bedroom terraces enjoy a prime position on the higher side of the site. These homes are built across three levels to maximise the view out towards the reserve.
All homes includes a beautifully appointed kitchen with a gas cooktop, ducted rangehood, stone bench tops and stainless steel Bosch appliances.
Canberra interior design studio Sugar Designs has created timeless interiors with neutral decor and stylish quality finishes.
Each terrace home offers street frontage and an individual address so you can access your property from its own front door.
Situated in the heart of Lawson, Botanica enjoys a convenient location within close proximity to the Belconnen Town Centre, Braddon, Dickson and the city. The AIS, CISAC and Calvary Hospital are just a stone’s throw away.
Construction is progressing quickly with completion expected in late November to early December.
Two-bedroom homes range from 104 to 117 square metres and are available from $449,900. Three-bedroom homes are priced from $549,900 and range from 138 to 147 square metres.

Lawson’s infill location places it close to Belconnen, the city and various government departments.
Botanica buyers Karl Schwab and Grace Huang say this makes the suburb a great choice for them now, but it will continue to pay off with long-term capital gains potential.
“It is next to the University of Canberra and not too far from the Australian National University, close to Westfield as well as the city, various government departments and offices, the lake and there is a new hospital that is getting built – which is all great for long-term investment,” Grace says.
Karl and Grace, who have purchased a triple-storey three-bedroom terrace home at Botanica, say they loved the design of the development and its attention to detail.
“When we first looked at the development, we could tell the developers had thought of absolutely everything, right down to the fine details,” Karl says.
“They are beautiful, natural light-filled terraces with amazing views, which also offer a private courtyard and elevated deck. With their open-plan living and stunning internal features, it really creates a fantastic environment for both entertaining and the family.”
Attractive inclusions such as the features walls and colour scheme, combined with practical features such as Bosch appliances and ducted heating and cooling also made the development stand out.
Grace says they did a lot of research on the builders and developers involved in the Botanica, which made her feel comfortable with the purchase.
“Project Coordination is our builder, who has won an impressive number of Master Builders Association awards,” Grace says.
