L J Hooker Bowen is a large modern office situated in the central business area of Bowen. Bowen is known as the Climate Capital of Australia and is ideally positioned in the northern region of the Whitsunday with striking secrets and natural beauty. Bowen offers all the features you would expect of a Whitsunday destination. Bowen is where you can enjoy great fishing or just relax on the sandy palm fringed award-winning beaches. The climate is similar to the Hawaiian Islands with only a fraction of the rainfall. Bowen is the ideal place to escape. The future looks very strong for Bowen's Growth Potential. Its position on the Whitsunday Coast and the national and international trend to secure coastal property looks set to continue its impressive growth. Add to this the mining sectors expansion in and around Bowen, and the unquenchable thirst for quality coal from the Bowen Basin into such markets as China, India and America. These two sectors alone will provide substantial growth, with real impact felt in complimentary industries such as retail trading and tourism. As a result of our prime location and Bowen's growth potential we have many people making enquiries after browsing our large window displays and viewing our internet website. Developers have recognised this with the construction of a number of quality developments such as Coral Cove's 5 star unit resort style development completed in 2007. There are also new land subdivisions being developed catering for the growing need for residential use. Bowen has a strong rental market with the occupancy rate approximately 95%. The rental market in Bowen is driven by the industries which operate within the shire. This market is expected to be in demand within the next 12-36 months due to the growing operation of mining in the Bowen Basin. The inclusion of Bowen in the Northern Economic Triangle and the establishment of a State Development Area at Abbot Point, combined with its highly liveable coastal location, sees Bowen continuing to attract new business and investment opportunities, now and well into the future. Among these opportunities are some large-scale long-term infrastructure projects. The Northern Economic Triangle is a long-term commitment by the Queensland Government to foster sustainable economic, social and community growth through the emergence of Mount Isa, Townsville and Bowen as a triangle of mineral processing and industrial development.   Large-Scale Infrastructure Projects   Abbot Point Bulk Coal Loading Facility: Australia’s most northerly coal shipping port, plays a vital role in Queensland’s coal export industry. North Queensland Bulk Ports of Queensland has just completed increasing its coal loading capacity from 21 million tonnes per annum to 50mtpa. Up to 500 workers have been employed during the X50 Expansion Project. The Northern Missing Rail Link project: Construction of a 69 kilometre rail line between Newlands and Goonyella mines to provide links by rail to other Bowen Basin coals fields to the coal loading facility at Abbot Point is well underway and should be completed by the end of 2011. Coal mining: As part of the expansion of coal mining within the Bowen Basin Sonoma Coal Mine at Collinsville is now in full swing and will produce about 40 million tonnes over 15 years. There are new proposals for new mines and expansion of current mining operations at Collinsville as well as two large Galilee Basin proposals by Waratah Coal and Hancock Prospecting with intention to export new coal via Abbot Point terminal. Powerlink has upgraded its lines from Nebo to Collinsville and has constructed a 132KVA Collinsville to Bowen power line to support the Abbot Point industrial area. The completion of stage one of the Port Denison foreshore redevelopment project that includes multipurpose public amenities, and parklands. Stage two has been planned by the Whitsunday Regional Council which will compete the Front Beach makeover. Bowen and Collinsville will eventually experience further population growth as a result of large industrial projects. Plans are being put in place to upgrade key infrastructures such as roads, water and sewage, and social infrastructure such as sports and conference complexes, tourism facilities and business infrastructure. As you can see Bowen with all of its developments, projects and location, is going to be the next boom town in North Queensland therefore L J Hooker Bowen's dynamic team is committed to continually improve their performance. Their hard work, professionalism and genuine care will always deliver the best results possible. L J Hooker Bowen are members of the local community therefore any enquiries you have regarding local facilities, services and tourism can be directed to our office. L J Hooker Bowen is proud to support a number of community groups and events including: Bowen Junior Golf, Bowen Junior Rugby League, North Queensland Cruising Yacht Club, Bowen Surf Lifesaving Club as well as charity events for the local schools in the area.
