Designed to be invisible, this property with lawn on the roof and a world-famous river at its doorstep is perfectly obscured by nature.

Named River Rocks, fine steel columns around the undulating, covered verandah mimic the trunks of surrounding gum trees.

The topsoil on the roof provides insulation, adding to the four-year-old Tasmanian home’s six-star energy rating.

The home was designed by its first owner and the vendor finished it off, to become the spectacular home it is today, listing agent Peter Dehnert of Elders Real Estate Launceston says.

“There is nothing else like it, as far as I am aware,” Dehnert says.

The only property that comes close for uniqueness in Tasmania is The Keep, Dehnert says, which he also previously marketed.

Gaze at the extraordinary sky garden from above, and the three-bedroom house is nearly indistinguishable from the bush.

Dehnert says the designer wanted to “mimic the riverbank and the vegetation, nestled in the landscape”.

“You have no sense of it from the road, until you drive up to it,” he says.

All aspects of the home, at a bend of the river at Dilston, are oriented toward the water, including the sunken kitchen.

A central courtyard creates air flow between the living and kitchen wing, and a pavilion contains another lounge and two of the bedrooms.

The main is at the other end of the home, opening to a private outdoor space.

Grass terraces, finished by handsome stone walls, flow down to the riverbank. A circular pool set in decking is in a prime position to see boats glide by.

Dehert says the vendor, originally from Victoria, bought River Rocks sight unseen, and there is potential another mainlander will fall in love with it again.

Inspections are by appointment only.

Dilston is on the eastern side of the Tamar, about 17 kilometres north-west of central Launceston, where the median house price is $800,000.
