Major reno required for $325,000 property in Tasmania's Derwent Valley

A long-lost weatherboard farmhouse on 2.26 hectares in a rugged region of Tasmania is on the market for $325,000-plus – but be prepared to roll up your sleeves for some hard work.

The “hidden” property in Tyenna, in the Derwent Valley, is listed for a sum that is about $320,000 less than the national regional median house price, but the abandoned weatherboard cottage has been stripped out and has almost returned to the Tassie bush.

A spring-fed dam and outbuildings are included in the property at the gateway to the UNESCO World Heritage Listed sites in the west of the island.

“Hidden among the rolling hills and tall timbers of the Tyenna River Valley, you will discover this long-forgotten farmhouse,” the listing says.

“Overgrown and abandoned for many years, the property has merged into the wilderness.

“Perched above the world-class fishing of the Tyenna River, this property is a fantastic escape from the modern world.

“This is an extreme renovation rescue or a demolition. Virtually all aspects of the property need work of some variety, but the bravest will secure a magical piece of Tasmania.”

Listing agent Taran Pearce-Davis of Derwent Real Estate says the prospects for the property include a self-sustaining hobby farm, a bed and breakfast, or a permanent rural retreat.

He says short-stay accommodation is in demand in the area and this home would be a welcome addition.

Tyenna has just 45 residents. It was established in 1918 and served as a supply town for mining ventures on the west coast, Pearce-Davis says, and the house is likely to have once been a family base for a sawmill worker.

The area is now a must-visit for tourists who enjoy fishing, bike riding, bush walks and waterfall spotting. The local Maydena Bike Park is regarded as one of the world’s best.

Pearce-Davis, who dubbed the property “The Lost Farm” in the listing, says it refers “to the self-sustaining lifestyles practiced at the time where local families would cultivate much of their own food, trade among each other and contribute to a close-knit community”.

The cottage is 200 metres from the river and about 30 minutes from conveniences in New Norfolk.

“Whoever undertakes the task to restore or rebuild has the opportunity to own a piece of Tasmania’s natural beauty with space for poetic licence,” Pearce-Davis says.

Hobart’s median house price is $712,851 which represents an uptick of 4.6 per cent over the quarter.
