Award-winning Mossy Point House by Edition Office listed for sale

Architects take cues from all sorts of things, but this could be the first “shack” inspired by the great Australian gum tree.

The award-winning Mossy Point House, for sale with a price guide of $3.6 million, is the work of Melbourne-based design studio Edition Office.

“The Mossy Point House echoes the vernacular of the quintessential fibro shack, but reimagines it in a stripped-back, bold new form,” the listing explains.

The luxury home, finished in 2022, was shortlisted last year for two major awards – the Grand Designs Australia House of the Year, and ArchDaily’s Building of the Year.

Now the keys are to be handed to a new custodian, with the understated masterpiece on the market through Modern House.

Listing agent Marcus Lloyd-Jones says the layers of a gum tree informed the exterior and interior.

“The whole house is a reference to the gum trees outside, including the texture of the exterior and the grey colour of the cladding,” he says.

“When you cut a gum tree in half, you’ll see a beautiful warm brown inside, and that is exactly what you see inside the house.

“So, the house is the living embodiment of the trees that you look through to the water. It is outstanding – that subtle reference has provided a cool concept for an incredibly unique house.”

The floor plan is designed around a central deck and courtyard.

Lloyd-Jones says the perfection of the geometry in the courtyard is akin to the way a jeweller cuts a gem. “It is an experience being in that space,” he says.

The design of the home delineates private spaces from social areas, the listing explains.

Not even the shower was an afterthought; here, floor-to-ceiling glass frames nature.

“I have to come back to the idea of simplicity – an original beach shack – and the romantic vision of a summer experience by the coast,” Lloyd-Jones says.

“This house allows you to have this experience through the whole year and provides comfort in the cooler months as well.”
