The limited-edition address is on the market with a guide of $6 million.

“It is such a rare offering,” Biviano says. “Buyers are a mixed bag. We have upsizers – those who want to get onto the waterfront.

“And then there are the downsizers, who are looking to build a luxury home.

“Or, it could be a multigenerational family who will build and develop it into two properties on the one lot. Because of the zoning, you have that capacity.”

The 628-square-metre block is covered by R3 zoning, which enables applications for dual occupancy, townhouses, terraces, villas and apartments.

A development approval for apartments was previously in place and provides a reference point for buyers who may wish to take that path, Biviano says.

“It is great to have the marina on one side, and residential homes next door rather than apartments,” Biviano says.

“I am looking forward to seeing who will purchase it and what they will do with it.”
