Burleigh Heads is a rare jewel amid the bustle and glitz of the Gold Coast. Oozing cool coastal vibes, it’s a small town within a larger city, one of the few suburbs retaining its beachside charm. 

And within it, tucked away in a quiet enclave, is the exclusive neighbourhood of North Burleigh, which really has it all. 

Parkland runs into a stunningly beautiful beach that stretches out into the distance in both directions. Here sits North Burleigh Surf Life Saving Club – one of the many options in the area for an upmarket fish and chips on the water.

While situated in what feels like its own private paradise, North Burleigh is just a short walk away from everything residents could possibly want.

“So, you can be based at North Burleigh, take a beautiful walk down by the beach and then find yourself in Burleigh Heads,” says TOTAL Property Group managing director Adrian Parsons. 

James Street is a popular destination for locals who support the thriving retail strip. “There’s lots of great shops for people to browse. It has a very local, village atmosphere,” Parsons says.

Since COVID, the Gold Coast, including Burleigh Heads, has experienced a population boom. Professionals are moving to Burleigh Heads for the perfect mix of nature, amenities and community, without sacrificing their careers.

“You’re not in the hustle and bustle of city life. But you’re still able to have a successful career in Burleigh. You don’t have to be in a metro hub,” says David Rhodes, president of North Burleigh Surf Life Saving Club.

The star attraction of Burleigh Heads is of course the beach. The headlands to the north and south of Burleigh offer protection for swimmers, providing surfers with a consistent swell and sandy bottom.

Similar to Manly Beach in Sydney, Norfolk Pine trees dot the 2.5 kilometre stretch of white sand, without the crowds. 

“It’s listed as a World Surfing Reserve. And, you know, it’s super pretty,” says local Vincent Fletcher, who co-founded software company CartonCloud in Burleigh Heads. 

Introduced Norfolk pine trees on the beach give way to Pandanus and rainforest in the national park, as local walkers and joggers climb the southern headland’s 1.2 kilometre Oceanview track. Winter and spring see visits from migrating whales while sea eagles soar above.

Locals also enjoy the area’s convenience. 

“It’s got really good access to the motorway. We put our office in West Burleigh because people coming from the Gold Coast get here relatively quickly,” says Fletcher.

But it’s homes with nothing between you and some of Australia’s most beautiful beachfront that really sells the Burleigh Heads dream.

The luxurious interiors are tastefully in keeping with the natural surroundings and designed by award-winning interior design studio Mim Design.

“It would be akin to living in the best five-star hotel you could imagine,” says Parsons.

Burleigh Heads is no longer a secret. The suburb is ranked within the top three most searched properties on the Gold Coast. However, development hasn’t kept up with demand.

“It’s just a very special spot in an area that sees few new developments come to market. When properties come to the market, they’re snapped up very quickly,” Parsons explains.

Priced from $2.2 million, Burly Residences is forecasted to be completed in 2026, with construction starting early next year.
