Apartment living offers a first foot on the property ladder for many, and a new lifestyle for others considering the benefits of downsizing.

Alexander Smout of Belle Property Canberra, who lists this week’s Griffith feature property, says the penthouse in the boutique Amaya development shows how good apartment living can be at the top end.

“It’s likely to have strong appeal to downsizers or professionals who appreciate plenty of space for entertaining, with a strong emphasis on quality throughout,” he says.

“Other points of appeal include a leafy aspect, privacy, security, low maintenance and a walkable neighbourhood – Amaya is an easy stroll into Manuka.”

Smout says there is a wide range of apartment options in Canberra to suit most budgets, with popular locations being town centres or precincts like the city, Kingston Foreshore, Braddon and Acton.

Apartment specialist Boris Teodorowych of Boris Property says units are once again the most affordable entry point for first-home buyers.

“As we all know, home prices have boomed in recent years and interest rates also shot up while lending levels have been reined in,” he says.

“That’s really ensured that first-home buyers see apartments as their first home purchases – they’re certainly generating a lot of the sales momentum.”

Teodorowych says location is still a primary purchase driver, while communal amenities like pools, gyms and rooftop terraces are not necessarily must-haves.

“Some purchasers see extras like these as adding costs – and that’s definitely a consideration in the current economic climate,” he says.

Why apartment living?

Affordable

Apartments generally represent affordable entry into the property market. The ACT offers a wide variety of choices, particularly around the CBD, town centres and boutique locations like Kingston and Braddon.

Lifestyle

Apartment living frees up life’s most valuable resource: time. Then add benefits like access to public transport, workplace proximity, a walkable neighbourhood, lower maintenance and lock-up-and-leave flexibility.

Amenities

Developers are investing more thought into the needs of apartment dwellers beyond the walls of their dwellings. Gyms, pools, rooftop gardens, quiet spaces and bookable entertainment rooms are among the attractions for some buyers.

Feature Property:

Those looking to downsize without sacrificing quality will find plenty to like about this penthouse in Griffith’s exclusive Amaya development.

The first point to make is that it is big – two living areas, three bedrooms and three bathrooms delivering some 180 square metres of space.

But there’s more … outdoor living is equally generous, with more than 100 square metres of wrap-around terrace for the best in al fresco entertaining.

And if that’s not enough, there is basement parking for – drum roll – five cars, or a few more options like a hobby space or workshop.

If you’re not completely convinced by now and privacy is an issue, well, there’s only one adjoining wall to this spectacular penthouse.

Step into the foyer and there’s a main suite to the left and a divider leading to a separate lounge. Then, we’re in the central living, kitchen and dining area with access to that big, big terrace.

The modern kitchen is equipped with natural stone, thick benchtops, a breakfast bar and a full armoury of Miele appliances.

Owners will enjoy the bright, north-facing main bedroom with a walk-through wardrobe, luxe en suite and balcony access.

The second and third bedrooms share another balcony. One also has a walk-through robe and en suite.

Amaya is within walking distance of the Manuka village and Griffith shops, and is a short drive from the Kingston Foreshore.
