Agricultural land for sale in Western Australia around the same size as Belgium

A buyer will soon own a cattle station and a parcel of Aussie agricultural land that is bigger than some European countries.

In Broome in the Kimberley region of Western Australia, the entire portfolio occupies 2,906,483 hectares and consists of seven pastoral leases, five sub leases and an agistment agreement.

For comparison, the land size on offer is about the same footprint as Belgium, which is 3,068,800 hectares, and bigger than Slovenia, which covers 2,027,300 hectares, and Albania, at 2,874,800 hectares.

Agents Elizabeth Doyle, Danny Thomas and Simon Wilkinson of LAWD, are taking expressions of interest. Agribusiness banking specialist Rabobank reveals in its latest data that the price per hectare for agricultural land in Western Australia is $6000.

“The state’s average agricultural land price increased by 22.5 per cent in 2022, bringing the value to just over $6000 a hectare,” Rabobank’s Australian Agricultural Land Price Outlook reveals.

As stated on the listing, the Kimberley cattle portfolio includes seven pastoral leases at approximately 1,828,682 hectares, five sub leases at approximately 924,325 hectares and an agistment agreement at over 153,475 hectares.

A pastoral lease is where government-owned land is leased to graziers for livestock purposes.

An agistment agreement is where the owner of livestock pays the landowner to look after animals for a period of time. In this case, there is a herd of up to 50,000 animals.

The land is also “well-watered by multiple bores supplying dams, tanks and troughs”.

LAWD senior director Danny Thomas told Nine they had “received very strong enquiry on the portfolio from a range of domestic and foreign buyer groups”.
