It’s almost impossible these days to remember that Braddon was Canberra’s first light industrial suburb and once the centre of its auto trade.
There are a few reminders around that continue the association, but overall, Braddon has been reinvented as a buzzy cafe, entertainment, and lifestyle precinct.
That transformation was inevitable given its location on the CBD doorstep, and who would argue it’s done anything other than inject new energy into the city area?
Braddon has also brought in new players, such as the Midnight development with its residential apartments, a five-star Marriott hotel, commercial offerings and public parking.
The commercial units at G17/1 Elouera Street, comprise boutique offerings from 40 square metres to 130 square metres.
A 62-square-metre ground floor space is now available for sale or lease and offered as a cold shell. It comes with a basement parking bay and storage cage.
Lucas Brinkmeyer of Knight Frank Canberra says the tenancy would suit a wide range of businesses.
“It would be ideal as an office, perhaps for a beautician, a hairdresser or, maybe, a cafe,” he says. “The sale price is under the stamp duty threshold or the owner will offer a big incentive on a five-year lease.”
The listing is currently asking for $325,000 (plus GST) or to be leased at $600 per square metre (plus GST).
Neighbouring G18 (67 square metres) is also for sale and freshly leased. It would be exempt from both GST and stamp duty.
