Auction watch: Ambitious bidders drive new suburb record for Kaleen

A renovated four-bedroom home in Kaleen has beaten the north side’s suburb record by $50,000 at an auction on Saturday.

The home at 10 Shannon Circuit sold under the hammer for $1.10 million after attracting a whopping 14 registered bidders.

The Allhomes listing for the home stated it is “arguably one of Kaleen’s finest homes”.

North facing and overlooking grassland, the home is situated in a quiet loop and is within walking distance to the local shops and school.

An open-plan living area spread over two levels makes it ideal for flexible living and entertaining.

Features include professionally landscaped gardens, double-glazed windows, galley style kitchen, a stand-alone slow combustion fire and grey box hardwood flooring throughout main living areas.

Harcourts Brindabella selling agent Jeremy Maher was the auctioneer on the day and he kicked of proceedings by highlighting the features of the home.

“As you’ve all told me it is one of the most immaculate and well-presented properties you’ve seen,” he said to the crowd.

Bidding for the home started at $850,000 and six of the 14 registered bidders made a punt on the property.

The competitive auction lasted for around 15 minutes with tactical bidding from multiple parties.

Maher was stunned at the final result.

“We had 193 groups come through this property so we expected a big result but not this big,” he said.

It was the first time 10 Shannon Circuit has been offered since the original owners who bought the block in 1979.

In the last five years, nine homes have sold on the street with none surpassing the $1 million mark. Many neighbours watched the auction of number 10 with anticipation.

“I estimate there were about 150 people here, so a spectacular turnout for the suburb and it was great to see that a lot of neighbours here,” added Maher.

Kaleen’s median house price is $692,000 and the previous suburb record was set last year at 7 Holley Place for $1.06 million.

Typically, the Saturday before Easter is the biggest auction day of the year. However, it was underwhelming for the ACT, not even breaking the highest number of auctions in one day for 2018.

Ninety properties were scheduled to go under the hammer but after pre-auction sales only 79 were sent to auction.
