The winter season finished with a bang with a lively auction at 44 Crozier Circuit in Kambah.
The property attracted 17 registered bidders, 43 individual bids and more than 100 groups to inspections – so what was it about this three-bedroom Kambah home that invited so much attention?
Independent Property Group agent Jonathan Warren said the distinctive Willemsen design and family-friendly location played a role, but plenty of hard work preparing the home and an open and honest marketing campaign sealed the deal.
“It did help that it was so unique,” Mr Warren said.
“But the biggest thing is that we spent over $25,000 preparing the home for market and we’ve been working on it since March.”
Auctioneer Mark Larmer accepted an opening bid of $450,000, followed by a huge leap to $520,000.
A third bid was placed at $560,000, before a series of frenetic bids pushed the price to $630,000, when it was declared on the market.

It sold for $634,000 – a record price for a three-bedroom home in the Tuggeranong suburb.
Mr Warren said most three-bedroom homes in Kambah sold for between $570,000 and $590,000 and he originally expected the sale price would fall somewhere within that range.
“We marketed the home through our friendly auction process,” Mr Warren said.
“We don’t lead buyers on, we tell them exactly where we’re at.
“The home did end up selling for $634,000, but I’ve had about 15 texts from buyers saying it was refreshing that it didn’t sell for $100,000 over the price guide.”

The property had been extensively modernised, but it retained its character features including cathedral ceilings and clerestory windows.
Mr Warren said the buyers were moving from Perth and excited to be moving in.
“She’s an artist and just fell in love with the home,” Mr Warren said.
“She said she couldn’t wait to put music on and dance and celebrate – she couldn’t believe she had bought such a unique home.”
The sale was one of 40 reported in the nation’s capital on Saturday, contributing to a clearance rate of 73 per cent.
