Australia 108 penthouse apartment in Melbourne listed with price hopes of $30.988 million

The penthouse apartment in Melbourne’s tallest residential building, Australia 108, has been listed for sale with the auspicious price tag of $30.988 million.

A sale at that level would set the record for the most expensive apartment in Melbourne.

The sky home made headlines when it sold off the plan in 2015 for $25 million, then a national apartment price record.

It has since been eclipsed on the national stage by Sydney sales, such as a $140 million three-floor penthouse in a Lendlease development at Barangaroo and James Packer’s $60 million two-floor pad in Crown Residences next door.

But the Sky Penthouse in Southbank remains among Melbourne’s top tier of apartment living. The penthouse in St Kilda’s St Moritz development was listed with $30 million hopes and sold at a confidential price that the developer was “extremely happy” with, while two other apartments asking north of $40 million in recent years did not find buyers at that price.

The four-bedroom residence at Australia 108, 10001/70 Southbank Boulevard, is already drawing interest from local and international buyers and has been listed through Black Diamondz Property Concierge International’s Monika Tu and Jad Khattar.

It will suit downsizers preparing for the return of international travel who want a home they can lock up and leave, rather than a large detached house that needs maintenance, Ms Tu said. That’s a strong trend she has also seen in Sydney.

“They haven’t been overseas for a while, they want something they can buy, somewhere to live in, lock up and travel,” she said.

“The penthouse will be very, very popular.”

It was bought off the plan by a China-based businessman, and Ms Tu said although he did not want to sell, he sees the opportunity.

On the other hand, she said buyers were likely to see the price as reasonable compared with interstate or international pricing, at less than $40,000 per square metre.

The home covers the entire 100th floor of the Fender Katsalidis-designed tower and comes with a gourmet kitchen and a five-car garage. The building features amenities such as pools, gyms, a cinema, a yoga room, dining rooms and a golf simulator.

Its new owner will enjoy panoramic views through floor-to-ceiling windows across the CBD, Albert Park Lake and the Royal Botanic Gardens.

“You wake up in the morning [and] you are on top of the world,” Ms Tu said.
