Australia's cheapest and most expensive suburbs of 2022

The cheapest houses of 2022 are in Australia’s equivalent of the wild west.

Coober Pedy’s median house price is $69,000, the lowest of any postcode in Australia, Domain’s year-ending figures show.

The South Australian town, 846km north of Adelaide on the Stuart Highway, was the dusty red set of the iconic 1985 movie Mad Max Thunderdome, starring Mel Gibson and Tina Turner.

As an opal mining town in the Great Victoria Desert, considered the opal capital of the world, many properties in Coober Pedy are nestled underground, or dugout style, to combat the severe heat.

For the cheapest apartments nationally, buyers need look no further than South Hedland in Western Australia, where the median price is $151,000.

A suburb of Port Hedland in the Pilbara region, 1800km north of Perth, units range from from older-style walk-ups to newer builds and villas.

The highest-priced unit on Domain in mid-December in South Hedland – a villa with three bedrooms – carries an asking price of $415,000.

A more modern build, also with three bedrooms in a glossy tower of only 16 residences (at 34-36 Threadfin Loop) commands $365,000.

For the most expensive houses, the well-heeled head to Vaucluse in Sydney, where Domain’s median house price is $8.8 million.

Residents of the waterfront suburb include a who’s who of sport, business and the social scene.

Australian cricketer star Steve Smith is one of the vendors who did a deal in Vaucluse in 2022.

Smith and his wife Dani Willis sold the “flawless” mansion at 59 Kings Road under the hammer on July 7 for $12.38 million.

Pricefinder records shows the crack batsman and Dani purchased the address for $6.6 million in 2020, and flipped it after a luxe renovation for a stunning result.

The dearest suburb in Australia for apartments is Darling Point, which has a Domain median of $2.56 million.

Darling Point is 4km east of Sydney’s CBD, in a enclave of some of Australia’s elite postcodes, including neighbouring Point Piper – home of Australia’s most expensive house, which cost $100 million – and Rushcutters Bay, where the annual Sydney to Hobart Yacht Race launches from.
