Australia's most affordable homes for $350,000 or less

The booming property market that has seen house prices in capital cities reach record levels may be leaving some buyers feeling as though they will never be able to get their foot on the ladder.

But the good news is that there are still bargains to be had in regional areas of the country with a number of suburbs with a median house price of $350,000 or under.

However, buyers need to get in quick as properties are not staying on the market long.

One of the cheaper regional centres for property is in Molong, around 30 minutes from Orange and a four-hour drive from the centre of Sydney.

Multiple properties have been selling like hot cakes, Townsend and Molong Real Estate selling agent Mark Howes said, with agents kept busy because of buyers moving to get more bang for their buck.

In the past week, Mr Howes said he had listed and sold multiple homes including one at 32 Euchareena Road, Molong, which was advertised with a price range between between $320,000 and $350,000.

“I listed five properties last week and by Saturday they had all gone under offer, that just gives you some idea of how busy it is,” Mr Howes said. 

“These buyers were local, some were from Orange and one was from Sydney,” he said.

The Molong home is mostly original, except for some 1970s renovations carried out by the vendor who sold up to downsize.

In the Victorian town of Tatura, 20 minutes outside of Shepparton and two hours from Melbourne, buyers have also been snapping up properties.

Ray White Tatura’s Steve O’Toole said the booming market had seen investors selling up their homes, leaving few available for rent.

Locals, and others from Melbourne, were seeing this as an opportunity to buy with many young people moving further away from Shepparton or the city to get into the market.

They were seeking properties like the almost original, three-bedroom home at 60 Brown Street, Tatura, which has been listed for $350,000.

“Buyers are coming from Melbourne and they’re buying a house on a big block and have still got some money left over,” Mr O’Toole said.

There are other cheap buys across the country.

In WA, $350,000 will get buyers a far newer home far closer to the Perth CBD. That includes the three-bedroom home at 16 Darton Loop, Bertram, which is just 30 minutes from the city.

The home features a modern interior, separate laundry and outdoor dining area.

It’s a similar story in Darwin, where buyers could snap up a two-storey home with a swimming pool with just $345,000. The property at 41 McInnis Circuit, Driver is just 20 minutes from the CBD.

Those looking for a renovated Queenslander can find one about 40 minutes from the Brisbane CBD with three bedrooms and a white picket fence.

Meanwhile in Tasmania, a three-bedroom fixer-upper home about six minutes outside of Launceston has recently been listed with an asking price of the best offer over $345,000.

Perhaps the cheapest buy can be found close to Adelaide, with a three-bedroom home at 17 Kurungi Court, Salisbury Downs on the market with an asking price between $249,000 and $269,000.
