The cream of the crop: Bega Dairy complex in Griffith hits the market

They say cream rises to the top, and this heritage-listed, Kenneth Oliphant-designed commercial triumph certainly proves the truth of that saying.

The Mildura Street Collection, which has a strong Bega Dairy lineage, is being offered for sale for the first time in 80 years.

Colliers Canberra director Matthew Winter says the historic complex, home to the operations of Bega Dairy since 1937 now represents an unrivalled investment opportunity.

“The Collection comprises five individual assets over a combined area of 20,045 square metres, with three of the buildings representing a collective work by Oliphant,” he says.

“Ken Oliphant was highly regarded throughout the middle of the 20th century, and his residential and commercial buildings certainly helped define Canberra’s early architectural style.”

The site includes the iconic dairy farmers’ factory and office building, free-standing warehousing, loading bays, hardstand areas, refrigerated facilities and the original caretaker’s cottage. Blocks 1 and 2 are listed on the ACT Heritage Register.

“The site is ideally located in Griffith, neighbouring Manuka, Kingston, Fyshwick, Canberra’s interstate train station and major transport routes,” Winter says.

“Significantly, it’s also within an area known as the East Lake Precinct that’s been mooted for future rezoning to encourage urban infill via residential development.”

Most of the buildings are offered with vacant possession, but one will continue to provide income through a five-year lease.
