Home to media magnates, merchant bankers, property developers and plastic surgeons, this prestigious suburb repeatedly ranks in Australia’s top five most expensive suburbs with a median house price hovering around $4.2 million.

Last year, a new suburb record was created with the $30 million-plus sale of Victoria Road property Leura through Ray White Double Bay. The Federation Queen Anne style property on a 4260 square metre block offered eight bedrooms, eight bathrooms, a ballroom, tennis court and swimming pool. 

Local agents say buyers come to Bellevue Hill for the leafy environment, the great selection of top schools, the proximity to the city and the easy access to the harbour, beaches and shopping centres.

“Good-sized family homes close to schools are always in demand,” says Richardson & Wrench Double Bay agent James Dunn. “And because Double Bay has come back to life, Bellevue Hill is more sought-after than ever.”

Stock levels of high-end homes are down 30 per cent on the same period last year, says LJ Levi agent Tim Stern. “This is having a positive impact on prices, with buyer interest quite high on everything across the board,” he says.
