This stunning knock-down-rebuild property in one of Queanbeyan’s tightly held pockets attracted spirited bidding before selling at auction for an impressive $1.55 million.
The brand-new four-bedroom, two-bathroom house at 27 Alice Street, which sold on June 27, attracted six registered bidders, with five battling it out on the day.
Featuring a picture-perfect weatherboard facade and a white picket fence, the property offered 225 square metres of living space plus an expansive 24-square-metre undercover al fresco entertaining area.
The home’s sophisticated open-plan living and dining zone, with raked ceilings and skylights, featured a showpiece slow-combustion fireplace, while the chef’s kitchen included marble benchtops, a butler’s pantry, integrated appliances and a built-in bar.
Allhomes sat down with selling agent Dan McAlpine of Belle Property Queanbeyan to chat about how the home sold in the current market.
What did prospective buyers find appealing about this home?
Interested buyers commented on the attention to detail with the high-quality finishes.
They were also impressed with the meticulous craftsmanship of the build, and the well-thought-out layout.
The home’s location within the cottage precinct – which is only a short walk from the Queanbeyan town centre and close to the river and local parklands – [was also] an attractive feature to buyers.
Who bought the property?
A young family who moved to Canberra late last year. They had been looking in Canberra, Queanbeyan and surrounds for more than six months.
Was $1.55 million a solid sales result for this type of house and location?
Yes, absolutely, [especially] on a 600-square-metre block. It was an outcome that the owners were really pleased with.
How did you achieve a successful sale?
This home was amazing, and with considered marketing, we ran a solid campaign. Overall, we had 102 enquiries and about 90 groups who attended our open home inspections. It was an absolute pleasure working with our lovely clients and achieving a great result for them.
What can buyers and sellers expect from the property market in the current winter season?
No matter whether the market is elevated or oppressed, key elements remain true. If you have a remarkable product which is marketed exceptionally well by a brand with national reach, and you put your faith and trust in your agent, then the outcome takes care of itself.
