The Archer, Hely Street, Griffith
$315,000-plus
You’d be hard-pressed to find a property in the inner south as affordable as the one-bedroom offerings at the Archer.
With prices starting at just over $300,000, the development offers bang for your buck with luxury inclusions in every apartment.
LJ Hooker Project Marketing managing director Andrew Ligdopoulos says these features combined with a prime location in the heart of inner south has been an attractive prospect for buyers, with more than half of the apartments selling in the first month of marketing.
“It’s in the prime location at a reasonable price point,” Ligdopoulos said.
“Buyers can get into the inner south at a good price without compromising on quality,”
The unit mix comprises 30 per cent one-bedroom, 50 per cent two-bedroom and 20 per cent three-bedroom apartments, which has appealed a diverse range of buyers.
“We’re seeing the full gamut of buyer groups. We’re seeing downsizers, professional couples – both first and second home buyers, we’re also seeing investors,” Ligdopoulos said.
Ligdopoulos says owner-occupiers have mainly been from Canberra’s south and inner suburbs, however they have also seen some interest from interstate investors.
Designed by award-winning architects, Stewart Architecture, the 98-unit development was planned with just a few apartments on each floor, which gives the complex a boutique feel.
“The build form is stunning and the floor plans maximise space,” Ligdopoulos said.
“We’re designing the apartments to have our airconditioning condensers off the balconies, which is great from a noise and space point-of-view. It’s a big talking point with out buyers.”
Storage options for owner-occupiers of the three-bedroom units also include a bedroom-sized storage room in the basement, ideal for downsizers who have extra belongings.
There are three interior styles to choose from ranging from a classic, timeless apartment with neutral tones to a modern design with clean lines and a striking colour palette.
Other features include designer bathrooms and kitchens, double-glazing on all windows and sliding doors, ducted heating and cooling and an external ducted rangehood, which means no cooking smells throughout the building.
The Archer is within an easy stroll to the Kingston Foreshore, Kingston shopping precinct, Manuka and the Fyshwick markets.
One-bedroom apartments are priced from $315,000, two-bedrooms start at $419,900 and three-bedroom homes start from $599,900.
Completion is expected in late 2017 to early 2018.

Caitlin Meers has snapped up a new apartment at The Archer. She says the affordable price point combined with the unbeatable location is what ultimately won her over.
Meers, a solicitor at Sneddon Hall & Gallop Lawyers, is living in her first home in Harrison. She is looking forward to moving into The Archer, which is conveniently near her work and buzzing precincts such as Kingston Foreshore.
“It’s central and established and the development of the Kingston Foreshore nearby was a big drawcard,” she says.
The Archer allows its residents to be within walking distance of many of the inner south’s precincts, but its peaceful position on Hely Street provides a haven away from the hustle and bustle.
Meers has purchased a one-bedroom apartment with a study and says the style of the development was also a major attraction.
“I liked the finishes in the kitchen and the bathroom,” she says.
“They complement the apartment and the area.”
The bathrooms have been custom-designed with floor-to ceiling tiling, Marquis Icon vanities and chrome taps.
Kitchens are open-plan and include modern European appliances and dishwashers.
Meers said the display suite made the selection and sale of the apartment a simple and stress-free process. The sale was completed on-site in about half an hour.
