'Brisbane's most exclusive home' hits the market

A property billed as “Brisbane’s most exclusive home” has hit the market.

Perched on the precipice of Kangaroo Point cliffs, the views from 1 Leopard Street are arguably the most spectacular in all of Brisbane.

With 71.7 metres of uninterrupted direct city and river view frontage, the architecturally designed three-level house is nestled in among some of Brisbane’s most recognisable heritage homes and is a prominent landmark from many parts of the CBD, the river, Captain Cook bridge and the Pacific Motorway.

Marketing agent Matt Lancashire said due to the property’s extraordinary location and sheer size, naming a price was difficult, but confirmed it was likely to become one of Brisbane’s most expensive properties.

State government records show the vendors bought the vacant 1184-square-metre allotment in 2010 for $4.74 million.

Previous news reports incorrectly stated they had purchased the property with the house already on it, however Lancashire confirmed the vendors, a prominent Brisbane family, bought the block vacant and subsequently built the house themselves alongside acclaimed designer Greg Harris.

With1500 square metres of living space, the house itself is jaw-dropping in every sense and, as Lancashire explained, absolutely unique.

“You have to see it to truly understand it. There is nothing – and has never been anything else – to compare it to,” he says.

“It’s unrivalled luxury with the best views in Brisbane and a level of privacy no other property of this calibre can offer in the market … this can only be described as the finest Brisbane property offering of the century.”

Every room in the house has been designed to capture the views, which include both north and south reaches of the river. Framing the river is the entire inner city of Brisbane, from the CBD, to Southbank and the Brisbane Wheel, to the Story Bridge and mountain ranges in the horizon.

Designer Greg Harris said while the owners had a vision for their home, they were also sensitive to the surrounding historical properties, which include Lamb House, one of Brisbane’s best-known heritage-listed homes.

“The owners have spared no expense in achieving what is the ultimate living experience but have done so using beautifully understated and timeless finishes,” he said.

“All parties agreed to construct a residence based on both luxury and sustainable design … practicality and simplicity are built into every design feature.”

Inside, the house features formal and informal living areas that  can be used for intimate everyday living as well as large-scale entertaining.

Outside, the entertaining area with barbecue, wood-fired pizza oven and tepanyakki grill has been designed to be used as an indoor/outdoor space. With glass bi-folds and air-conditioning, it can be used year-round.

The incredible pool and spa, which suspends for most of the length of the house, hugs the edge of Kangaroo Point cliff and provides a stunning foreground to the river below.

An additional entertaining site is on the rooftop, where a barbecue sits alongside 280-degree views of Brisbane.
