Canberrans have a neighbourly love affair with Bungendore. It’s close, it has a sense of history and it’s a welcoming community.
A little time spent there can recharge the batteries, but you’ll still be home in time to watch the footy.
That proximity also makes it a very viable location for those looking for a lifestyle change, perhaps one with a business income to keep things ticking over.
If that’s the case, then this option in the town centre may be the answer.
There’s a bit to unpack. From the street, the building has a heritage cottage presence but was built only 10 years ago. That front section offers an internal space of 50 square metres.
But there’s more. It’s connected to a further 207 square metres of contemporary living, currently being used as a comfortable four-bedroom residence.
Ally Smith of Carter and Co says there is an option to convert that into a commercial offering.
“It could certainly be set up as a series of offices to create, say, a serviced workspace,” she says. “The two spaces could then deliver potential commercial income of nearly $100,000 per annum (plus GST).”
Smith says there is limited office space in Bungendore, and the option could appeal to both investors and owner-occupiers.
There’s limited parking at the rear of the property.
