Belconnen's lakeside Birrigai Cafe at Kangara Waters awaits a new owner

A Belconnen cafe in an established lifestyle community is looking for an operator with fresh ideas who knows how to tickle the tastebuds of resident seniors and the broader community.

The Birrigai Cafe is the buzzing hub of the IRT Kangara Waters Lifestyle Community and Care Centre with an idyllic location overlooking Lake Ginninderra, where it serves snacks and lunches.

It sits on the edge of walking paths that loop around the lake and boasts views of the surrounding parkland and has become a popular spot with residents, walkers and cyclists.

Kangara Waters comprises 150 apartments and villas and is home to 250 residents, but the cafe’s reputation extends well beyond the boundaries of the centre.

A TripAdvisor online review from earlier this year was glowing: “I have never dined in a retirement village before. If this is the standard, bring it on. Fish was moist and tasty, burger was sumptuous and chicken and roast veg salad, yum – and price!

“Sat outside on the deck and could have added a house-made passionfruit and mango cheesecake, but couldn’t fit it in.”

Knight Frank agent Erika Stone says the cafe is a great opportunity for someone with hospitality experience.

“The cafe needs a quality operator who can put their mark on a well-performing business in an amazing location. The upside is the potential to grow an already established customer base,” she says.

“The cafe has been operating for eight years and its customer base includes residents and families, staff and the broader community.”

The cafe comprises an indoor area of some 116 square metres, which includes the seating area, commercial kitchen and restrooms. A shaded outdoor area provides an additional alfresco dining option.

“IRT has been operating the cafe, but it’s not their core business,” Stone says.

“That’s why they’re now looking for the right kind of person to take over – it’s about ensuring that the highest standards are maintained rather than getting the right price.
