Spring auction season continues its sweet run with young families out in full force, and a number of homes snapped up at auction yesterday.
The four-bedroom home at 11 Buscombe Street, Forde, attracted three bidders, with two fighting it out before it sold under the hammer for $1.58 million.
MARQ Property’s Sam Taylor said the property was sold to a young family with three children who were relocating.
Taylor said they were witnessing strong enquiry and spirited bidding at their auctions.
“In general, quality homes will do well no matter what the market conditions are.
“Properties with unique characteristics in particular are highly sought-after and go for good prices,” he added.
Justin Taylor, also from MARQ, was negotiating with a buyer after the modern four-bedroom house at 52 Kalianna Street, Harrison, passed in at $1.225 million.
Elsewhere, Tim Burke from Luton Properties said the well-presented five-bedroom house at 67 Kambalda Crescent, Fisher, had three registered bidders and sold just after the auction for $1.4 million. The impeccably maintained family home backed onto a reserve and was on a huge 1329-square-metre block.
Burke sold a fully renovated house at 4 Curtis Place, Kambah, which attracted six registered buyers on the day and an opening bid of $700,000 before it sold above its reserve for $850,000. The three-bedroom, one-bathroom house sits on 883 square metres.
Burke said it was a very cool, well-presented home in a great location and was offered at a competitive price.
In another sale, also handled by Burke, a young family snapped up the house at 104 Atherton Street, Downer. The property received an opening bid of $1.4 million before it sold under the hammer for $1.622 million.
Set on an 800-square-metre block featuring fully manicured gardens, the property offered a home that ticked all the boxes for the new owner, the agent said.
According to Burke, the property attracted several registered bidders and was a great home with sensational gardens and in a convenient location.
Burke said that while the reserves were undisclosed, many of the properties were selling at prices above their reserves.
Burke noted that registrations were certainly up and that they were now working in a more balanced market.
“It’s also a great time of the year to sell as the gardens are all in bloom, and homes with swimming pools are more appealing.
“We’re seeing more active buyers in the market at this time as well,” he said.
