The executive residence at 3 Rawson Street, Deakin, sold under the hammer for $3 million.

Canberra’s first big auction day for the 2024 summer season failed to ignite buyer enthusiasm with a wave of properties passed in on Saturday.

Despite this, there were a number of highlights achieved and many agents remained confident that the properties would soon sell as several auctions attracted multiple bidders on the day.

Blackshaw’s Mario Sanfrancesco reported a robust result for the striking four-bedroom executive residence at 3 Rawson Street, Deakin, which sold under the hammer for $3 million.

Designed by the popular Canberra architect Paul Tilse as his own home, the impressive property offers expansive family living spaces and bespoke finishes throughout. Surrounded by spectacular landscaped gardens featuring Japanese maples and manicured hedges, the home also includes hydronic heating, air-conditioning and an automated double garage.

The property is conveniently situated near the Red Hill bushwalking trails, the Deakin medical precinct, leading grammar schools and the Parliamentary Triangle, and is just a short ride from Lake Burley Griffin.

Sanfrancesco reported an increase in activity from buyers looking to upgrade to renovated family homes in great locations.

Passed-in 4 Dempsey Place, Gordon, has an asking price in the high $900,000s.

Solely Properties’ Ben James had three registered bidders for the beautifully presented three-bedroom home at 4 Dempsey Place, Gordon, but the property passed in at auction and now has an asking price in the high $900,000s.

Occupying a sizeable 1068 square metre block with an inground pool, the elevated home also has stunning views over the valley to Mount Tenant and the Namadgi National Park.

Richard Luton of Luton Properties said they drew two registered bidders for the impressive five-bedroom, three-bathroom family residence at 56 Tyson Street, Ainslee, which is now under negotiation with three buyers after it was passed in.

The property has an asking price of $2.695 million and drew interest from both local and offshore purchasers.

Light-filled and energy-efficient, this stunning solar-passive residence merges architectural inspiration with a flexible floor plan offering a diversity of living and work-from-home options.

Hodgkinson Real Estate’s Paul Laughton reported that a number of registered bidders were attracted to his property in Kambah.

The agency was negotiating with interested buyers after the well-located four-bedroom house at 39 Bosworth Circuit attracted two registered bidders but was passed in.
