Canberra auctions: buyers flock to the outer suburbs

Strong interest and multiple offers within days of being listed are seeing many vendors sell their properties prior to auction.

Belle Property’s Bree Currall said they had three offers at the beginning of the campaign for the tastefully presented home at 36 Companion Crescent, Flynn. The strong interest saw the home sell just a few days prior to auction for $910,000.

Currall said the owners knew the buyers, so there was a nice vibe around the campaign, with everybody happy with the outcome.

The property had been quoted around the $850,000 to $900,000 price range.

The four-bedroom, two-bathroom residence was designed and constructed by AV Jennings in 1976. Set on a 788-square-metre block, the classic home provides an impressive 165 square metres of living space and features high ceilings, double-glazed windows at the front of the house and a double carport.

The home is close to the Melba and Charnwood shops, the Umbagong nature reserve, and the old Flynn primary school oval.

Demand for housing in the suburb has bucked the overall trend, with the median house price climbing by 12.6 per cent over the past year to $957,500.

Currall said there had been a lot of options for buyers of late, but properties were still attracting strong interest and good results.

On Saturday, Timothy Road’s Tim McInnes said the stylish home at 8 McGill Street, Evatt, drew three bidders before selling under the hammer for $995,000.

Positioned with stunning elevation and close to Ginninderra Creek, St Monica’s and Miles Franklin Primary School, the luxuriously presented home offers three bedrooms and two bathrooms on a landscaped block of 734 square metres.

McInnes had two other auctions scheduled on the day, with the beautifully updated four-bedroom residence at 64 Clancy Street in Evatt transacting prior to auction for $910,000. Positioned on a 765-square-metre block, the unique home provides expansive indoor and outdoor living spaces in a prized location.

The well-presented home at 1 Dennys Place, Macarthur, was passed in at auction, with the property placed under offer immediately after.

McInnes had been quoting early $900,000s, with the property expected to sell in that price range.

Situated on a substantial 1197-square-metre elevated block and distinguished by breathtaking mountain vistas, the three-bedroom, two-bathroom home is located in a community-oriented area close to a range of local nature reserves and parklands.
