Canberra’s auction market delivered varied outcomes on Saturday, with properties priced around $1 million and under attracting the most interest while the apartment sector continued to struggle.
Verv Property’s Jason Roses sold the distinctive townhouse at 9/9 Coniston Street, Hawker for $770,000.
He said they had one registered bidder on the day, and the property sold right on target at around the reserve price.
The striking split-level townhouse sits in a tightly held development in a premium location directly opposite the Hawker shops.
Its functional layout has well-proportioned living and dining rooms, three bedrooms, two bathrooms and a double garage.
In Taylor, Luton Properties’ Adrian Giampietro sold the stylish three-bedroom house at 13 Sodersten Street prior to auction for just over $1 million.
Set on a 680-square-metre block in one of the suburb’s sought-after pockets, the home features an expansive open-plan living and dining area, a well-designed kitchen, premium fittings and finishes, a covered al fresco area and a five-seater spa.
Giampietro said they had interest from three or four parties, with strong competition among buyers seeking high-quality homes in the well-located suburb.
According to Domain Research, both Taylor and Hawker have been highly popular suburbs that defied the 2024 downturn. Taylor’s median house price rose by an impressive 10.2 per cent over the year to $1.017 million while Hawker increased by 3.4 per cent to $1,232,500.
Weekday auctions produced mixed results. Luton Properties’ Corbin Eslick sold the four-bedder at 17 Olary Street for an undisclosed price, while in Amaroo, the three-bedroom townhouse at 5/25 Carstairs Circuit was passed in through The Property Collective and is now for sale for more than $735,000.
A number of other properties were also passed in.
Mark McCann of McCann Properties has the four-bedroom residence at 3 Lansell Circuit, Wanniassa, for sale at $860,000, while the low-maintenance house at 32 Vellacot Street, Denman Prospect, is also still available through Belle Property for more than $1.07 million.
The quality apartment at 701/4 Anzac Park, Campbell, is for sale through Blackshaws for $659,000-plus, while the stylish two-bedroom apartment at 32/5 Gould Street, Turner, is available through Re/Max Capital’s John Buckley for $875,000.
Clearance rates remained steady last weekend, increasing to 56 per cent from 54 per cent for the same period last year.
