Canberra’s auction market is heating up following the Easter break, with a surge in sales across all price points.
The lower end of the market continues to perform well, with properties selling above expectations.
On Saturday, MARQ Property’s Sam Taylor had success at the lower end of the market with the $682,000 sale of the single-level, three-bedroom, two-bathroom detached townhouse at 1 Blackett Crescent, Greenway.
Taylor said the house was initially offered for sale by private treaty, and they had some interest but decided to transfer to an auction.
The property was quoted at $649,000-plus and sold after auction to a downsizer.
The townhouse has two separate living areas, with a versatile space off the kitchen for a dining or family room. The property offers updated interiors with freshly painted walls, brand-new carpeting throughout, a new Bosch double-oven, large outdoor entertainment area and a secure double garage with workshop space and internal access.
The low-maintenance property is in a coveted location near Lake Tuggeranong, walking paths and South Point Shopping Centre, home to a diverse array of eateries, cafes and popular amenities. The home also has easy access to Woden or the City.
Taylor said the townhouse attracted interest from a range of buyers and appealed to the downsizer as it was a low-maintenance, single-storey property.
On Thursday, Bree Currall from Belle Property Kingston sold the updated property at 2 Millen Street, Hughes, at auction for $1.51 million.
The well-presented four-bedroom, two-bathroom residence was built in 1963, extended in 1985 and renovated in 2010.
Set on a generous 904-square-metre block with underground power, the home offers 192 square metres of living space. Its functional floor plan reveals a sunken lounge room, a quality kitchen with granite benchtops, an updated bathroom with spa bath, and the main bedroom with a parent’s retreat complete with abundant storage, an en suite, and a private balcony.
The property is in a convenient location. Major educational institutions, including Hughes Preschool/Primary School and Deakin High School, are nearby. It is also close to the Hughes and Curtin shops, Woden, and CBR Hospital.
The property last sold in December of 2020 for $1.15 million.
In Bonython, the five-bedroom home at 41 Hurtle Avenue sold during the week for an undisclosed price through Solely Properties’ Andrew Thorpe.
