Canberra auctions: Mixed results highlight shifting property market

Canberra’s property market showcased a range of results over the past week, with a mix of strong sales and properties passed in at auction.

The unique and beautifully renovated property at 20 McHugh Street, Evatt, attracted three registered bidders before it sold under the hammer for $1,090,500 on Saturday.

Jonny Warren of Jonny Warren Properties said they initially had two registered bidders on the day. An opening offer of $950,000 was followed by several $5000 increments before a vendor bid of $1.05 million was placed.

Warren said a third buyer who hadn’t seen the property then turned up and registered, which drew more bidding before the property sold to a young family.

“It’s a great four-bedroom family property with lots of features including an in-ground pool with water slide, a basketball court, mini putt-putt and an expansive outdoor entertainment area with bar,” he said.

The property sits near the Evatt Community Playground and oval, schools and public transport.

The stylishly updated house at 22 Eric De Salis Street, MacGregor, came under offer prior to auction.

In MacGregor, the stylish three-bedroom house at 22 Eric De Salis Street exchanged prior to auction, selling above its quoted price of $760,000.

Agent Team’s Steve Lowe said the stylishly updated property was sold subject to approval from the Foreign Investment Review Board.

The high-quality, low-maintenance house boasts spacious sun-filled accommodation flowing out to an expansive outdoor entertainment, and is in a convenient location near popular amenities.

In Curtin, the impressive house at 9 Dry Street was passed in through Cream Residential and is currently on the market with an asking price above $1.475 million.

The residence has been tastefully modernised and is positioned in a quiet loop street in one of Woden’s most sought-after areas.

Mid-week auctions also reflected mixed results. On Wednesday, the well-presented three-bedroom house at 12 Wheeler Crescent, Wanniassa, sold at auction through Ray White’s Kate Coultas for $750,000.

The property has parking for four cars and a block size of 607 square metres.

In Lyneham, the sun-drenched one-bedroom apartment at 1/19 De Burge Street was passed in and is now for sale through Belle Property’s Louise Harget for $549,000.

On Thursday, the six-bedroom house at 151 Ross Smith Crescent, Scullin, failed to sell on the day and is now available through The Property Collective, while Ray White passed in the stylish three-bedroom townhouse at 26/57 Bellhouse Crescent, Moncrieff, which is on the market for more than $635,000.

Clearance rates plummeted to just 38 per cent last week, well down on the 52 per cent achieved at the same time last year.
