While buyer interest continues to rise, Canberra’s auction market remains sluggish, with a significant proportion of properties still being passed in. While agents report more activity among buyers, they remain cautious, waiting for more competitive prices.
In the tightly held suburb of Hall, the impressive lifestyle residence at 7 Alexandra Street was passed in on Saturday.
MARQ Property’s Lauryn Rettie said they were in negotiations, including with a conditional buyer, for the property, which is now for sale for $2.25 million.
Originally the home of one of the founding families of the historic village, the renovated property is in a prestigious city-fringe enclave near Hall Village, leading schools and Gungahlin Marketplace.
Set on a substantial 2206-square-metre site, the well-proportioned four-bedroom house combines luxury and space. It features an expansive outdoor deck, a multi-use sports court for tennis and basketball, a heated in-ground swimming pool and a triple-car garage.
Elsewhere on Saturday, the stylish three-bedroom house at 15 Von Guerard Crescent, Lyneham, was passed in at $1.1 million, with the final sale price expected to be higher, according to Carter and Co’s Nik Brozinic.
Brozinic said the auction drew four registered bidders, noting, “We’re seeing more buyers in the market – it’s improving, but prices still need to be realistic.”
Set on a low-maintenance site of 376 square metres, the sun-drenched house offers two separate living areas, a main bathroom with a spa and a double garage. Ideally located near public transport and shops, the property also features views to Mount Majura.
The expansive six-bedroom residence at 37 Sinclair Street, Kambah, was passed in through Carter and Cos’ Alistair Morrell, with the new asking price still in negotiation.
The property features an elevated position with views of the Brindebella Ranges and a self-contained lower level, offering a flexible floor plan.
Luton Properties’ Corbin Eslick postponed the auction of the four-bedroom house at 17 Olary Street, Amaroo, until March 26.
Macarthur’s desirability was evident in weekday auction results with The Property Collective’s sale of a four-bedroom home at 9 Hardie Close for $1.25 million, while Jonny Warren Properties sold a four-bedroom house at 30 Merriman Crescent for $1.197 million.
Hive Property secured a $655,000 sale for a two-bedroom townhouse in MacGregor, while Ray White sold the three-bedroom townhouse at 9 Hardie Close, Macarthur, for $840,000.
