Quality properties are once again commanding strong prices and setting new benchmarks across the market, but buyers are still taking the upper hand with a number of properties going into negotiations.
On Saturday, a sensational result was recorded for the unique three-bedroom apartment at 31/58 Eileen Good Crescent, Greenway.
Luton Properties’ Tim Burke said the campaign drew three registered buyers and an opening bid of $820,000 – well above the expected sale price of about $800,000.
The property eventually sold to a downsizer for $880,000.
Burke said the result reflected strong interest throughout the campaign, highlighting the property’s appeal as it was a rare offering and ideal for downsizers, with the main bedroom conveniently located downstairs.

Also on Saturday, the striking four-bedroom residence at 18 Harpur Place in Garran drew three registered bidders and was passed in.
Belle Property Canberra’s Steve Whitelock said they were now in negotiations with an asking price of $2.349 million.

Strong results were recorded for weekday auctions and private sales.
Bastion Property Group’s Theo Koutsikamanis recently sold the impressive house at 7 Herbert Crescent, Ainslie, for an undisclosed price in the mid-to-high $3 million range.
Designed by Ring & Associates and built by Forge Construction Group, this property offers four bedrooms, four bathrooms, a study, pool, and pool house on 875 square metres.
Koutsikamanis said that it was a record price for Ainslie, highlighting the strong prices being achieved as buyers continue to seek out quality properties.
“We also recently sold the distinctive five-bedroom residence at 8 Ettrick Street, Crace, for $2.19 million which is the second highest price recorded for the suburb.”
On Thursday, Blackshaw Manuka sold the original three-bedroom house at 34 Lockyer Street, Griffith, at auction for just over $2 million, while the three-bedroom house at 30 McKinlay Street, Narrabundah, sold for $1.2 million.
Alec Brown from Ray White sold the stylish apartment at 18/12 National Circuit, Barton, for $590,000, while a two-bedroom apartment at 56/35 Tay Street, Watson, was sold for $480,000.
