Canberra auctions: Canberra heats up pre-Easter, with strong results at the upper end

Canberra saw a surge in buyer activity in the weekend before Easter, driving strong prices amid the rush before the holiday.

Every buyer type was represented, from first home to cashed-up luxury home buyers.

Jason Roses of VERV Property said Saturday’s auction of the substantial six-bedroom family residence at 56 Loma Rudduck Street, Forde, drew more than 100 people.

“We had six registered bidders on the day with the property selling under the hammer for $1.925 million.

“It was the busiest auction we had seen in some time and the vendor was very happy, with the result exceeding their expectations,” he said.

The fully updated house is in a “dress circle” location on a generous 898-square-metre corner block fronting an expansive parkland and reserve.

Accommodation includes three separate living areas, a fully equipped kitchen with a butler’s pantry, five bedrooms plus a study, and three bathrooms. The main upstairs bedroom suite includes a parent’s retreat, a walk-in wardrobe, a spacious en suite with spa, and a private balcony offering views of the Brindabella Mountains.

The luxury home also offers expansive outdoor entertaining spaces, including a covered al fresco area and a fully plumbed outdoor kitchen complemented by a saltwater swimming pool.

Elsewhere on Saturday, Belle Property Canberra’s Peta Barrett sold the well-presented three-bedroom house at 8 Real Place, Latham, for close to $900,000.

Barrett said the auction attracted about 50 to 60 people with four registered bidders, mostly first-home buyers.

Tucked away among established gardens, the house offers privacy, space, style, and versatility. Its roomy floor plan incorporates expansive areas tailored for the whole family, and the design includes a home office, rumpus room, or studio.

Beautifully presented throughout, the house possesses a lovely green outlook to the outdoor space. The property is on the eastern fringe of Latham, opposite a tree-lined park with private and public schools nearby. It is close to Kippax Shopping Centre and has easy access to Belconnen Town Centre.

Elsewhere, the stylish townhouse at 152/39 McIntyre Street, Narrabundah, was passed in at auction through Belle Property Canberra’s Bree Currall and was under negotiation with two potential buyers.
