Canberra auctions: Canberra auctions score big in grand final week

Grand final week kicked off across the nation with excitement not just on the field but in the property market as well. As fans gathered for the AFL’s big game, Canberra’s auction scene scored its own wins, with a wave of strong results recorded.

On Saturday, Luton Properties’ Tim and Justine Burke sold the well-presented ex-government house at 13 Blackwood Terrace, Holder, under the hammer for $865,000.

Tim Burke said the auction attracted six registered bidders and a mix of buyer types, with an investor placing the winning bid to secure the property.

Set on a 1041-square-metre block, the three-bedroom house has been stylishly updated and is within walking distance of local shops and schools.

Burke also sold the four-bedroom house at 8 Gulgong Place, Fisher, prior to the auction on Thursday for an undisclosed amount.

In Wanniassa, the elegant four-bedroom house at 113 Langdon Avenue attracted four registered bidders but was passed in on Saturday.

VERV Property’s Karen Brill said there was strong interest in the house, which is now on the market for around $980,000.

Situated in a sought-after pocket near the Erindale shops, the functional sun-drenched accommodation includes a renovated kitchen, open-plan living and dining, two bathrooms and an expansive outdoor entertainment area with a spa.

In Red Hill, the striking four-bedroom residence at 18 Pelsart Street sold within a week of being listed for a figure close to its $2.8 million asking price.

Steve Lowe of Agent Team said the buyer had been searching for a home for a while and made an offer upon seeing the house, with the property exchanging on Wednesday night.

“It was an unusual property in that it had a long-term lease,” Lowe said, “but it was a beautifully presented home in one of the most desirable locations in Red Hill and near numerous leading schools.”

The property is leased until early 2026 and offers a solid rental income set to increase to $93,600 per annum, or $1800 per week.

Stand-out results during the week include a four-bedroom, three-bathroom house at 29 Mileham Street, MacGregor, which sold under the hammer on Friday for $1.1 million through Jonny Warren Properties. A three-bedroom townhouse at 10/41 Pethebridge Street, Pearce, sold through Ray White for $847,000.

Last week, 31 sales were recorded, with clearance rates dropping to 43 per cent, just marginally lower than the 47 per cent recorded at the same time last year.
