Canberra auctions: Surge in stock slows sales

Canberra’s auction market continues to show mixed results, with several properties failing to sell on Saturday and during the week.

Increased stock, especially four-bedroom houses, has provided buyers with more options, which has slowed sales.

The stylish, bespoke residence at 19 Burn Street, Downer, didn’t sell at auction but was one of the few properties to attract a number of registered bidders on the day.

Bastion Property Group’s Theo Koutsikamanis said there were three registered bidders who each put in an offer, but the property was passed in at $1.95 million.

“It’s a stunning, brand new house with significant appeal, and we’re still in negotiations, with the property expected to sell quickly,” Koutsikamanis said.

Built by UpClass Constructions, the impressive residence has a substantial light-filled floor plan with formal and informal family living and dining spaces, a chef’s kitchen with butler’s pantry, three bathrooms, two powder rooms and a double garage.

The property is close to central Dickson, quality schools and Australian Catholic University.

The new, bespoke house at 19 Burn Street, Downer, attracted three registered bidders but failed to sell.

In Casey, the impeccably presented four-bedroom house at 30 Winchester Street was passed in through The Property Collective’s Lisa Harper and is now for sale for $1 million.

Set on a low-maintenance block of 540 square metres, the luxurious single-level house has multiple living areas and is within walking distance of Casey Market Town, schools, playgrounds and walking trails.

Harper said there had definitely been an increase in stock, particularly four-bedroom houses, which was giving buyers more choice.

In Wanniassa, the three-bedroom house at 21 Adamson Crescent was passed in through McCann Properties, with negotiations continuing with the highest bidder, while the renovated three-bedroom house at 41 Rossarden Street, Fisher, was passed in through Luton Properties and is now for sale for more than $889,000.

There were mixed auction results during the week, with several properties failing to sell.

On Friday, the palatial four-bedroom residence at 66 David Street, Turner, was passed in through White Rhino Property’s Gavin van Zyl and is now on the market for more than $3.5 million.

Earlier in the week, Belle Property’s Bree Currall sold the four-bedroom house at 24 Jindivik Place, Scullin, for $950,000 while Ray White sold the four-bedder at 27 Marchant Circuit, Dunlop, for $925,000.

Ray White also sold a two-bedroom unit at 15/2 Ranken Place, Belconnen, for $440,000.

In Dickson, the four-bedroom house at 15b McGowan Street is still for sale through Belle Property for more than $1.575 million.
