Canberra auctions: Pre-election jitters filter through the market

The weekend before Easter delivered a mixed bag for Canberra’s auction market, with strong buyer interest not always translating into on-the-day results.

The charming four-bedroom townhouse at 3/37 Ipima Street, Braddon, attracted strong interest but was passed in at auction on Saturday.

Independent Property’s Narelle Casey said they had 40 groups through the open for inspections and at least six conditional buyers interested in the property, so they were hopeful of a sale within a week.

The asking price is likely to be set at around $1.24 million to $1.27 million.

Tucked away in a peaceful enclave in a tightly held boutique development, the home is just a short walk to Haig Park and the vibrant Lonsdale Street precinct.

It includes spacious living and dining rooms, a fully equipped kitchen, two bathrooms and a double garage.

On March 21, the nearby townhouse at 1/37 Ipima Street sold for $1.24 million through The Property Collective’s Obi Shadmaan.

 

The stunning townhouse at 5/14 Holder Street, Turner, is expected to sell for about $1.2 million.

In Turner, Alex Wang from Archer Canberra said the luxurious townhouse at 5/14 Holder Street attracted two registered bidders on Saturday but was passed in. It is now expected to sell for around $1.2 million.

Located just minutes from ANU and Braddon’s popular cafes, the stunning architect-designed townhouse boasts an open-plan living and dining area, a gourmet kitchen, three bedrooms and two bathrooms.

It features soaring ceilings, expansive private garden courtyards, secure parking and an additional living area upstairs.

The beautifully presented four-bedroom house at 78 Charterisville Avenue, Conder, was passed in through Luton Properties’ Ben Holder.

He said they had strong interest post-auction, and cited the recent tariff dramas and the forthcoming election as reasons for buyer hesitation on the day.

Mid-week auctions also proved lacklustre, but there were still some strong sales.

In Wanniassa, Mark McCann had success with the sale of a four-bedroom house in Shackell Place for an undisclosed price, while My Morris achieved $814,000 for the three-bedroom home at 23 Langdon Avenue.

The four-bedroom house at 23 Casey Crescent, Calwell, failed to sell and remains on the market with a price guide of more than $890,000.

In Braddon, the two-bedroom unit at 21/2 Torrens Street is listed for more than $629,000 through Belle Property, while the three-bedroom townhouse at 8/11 Moncrieff Street, Dickson, is also still for sale.
