Lifestyle properties that deliver a business income are becoming increasingly popular options for buyers leaving big cities or long-term careers.
Graham Bush, of the Independent Property Group Inner North & City, who lists this week’s Bowning property, says there is strong appeal from buyers looking for value and a more relaxed pace.
“It’s the kind of option that appeals to groups like public servants taking retirement, but who want to keep an income going,” he says.
“They find their purchasing power is much greater in a rural setting and there are plenty of options that include a small business, like a bed and breakfast or a cafe or some other prospect with visitor appeal.”
Bush says a key attraction is that people can choose their own business pace.
“It’s really about the lifestyle rather than creating a new workload. You can work as hard as you want or need to,” he says.
David Coombes, of Ray White Young, says newcomers and returnees to the cherry capital have a different approach to the equation.
“We get a lot of people taking up a business-lifestyle option around small acreage properties,” he says.
“Many of those acquire hobby farms on which they can establish orchards of cherry and other stone fruit. That’s where they either build or renovate a home from where they can tend their orchards.”
Coombes says that he’s seeing plenty of interest in a Young country lifestyle from people exiting the markets of Sydney, the southern highlands and Canberra.
Lifestyle. The big decision is what kind of lifestyle you want to enjoy and what area or region best meets those needs – sea, ski or tree change? The choice is yours.
Equation. There’s greater buying power in rural areas and that increases the further you move away from proximity to cities. But, of course, it may also remove you from potential customers.
Property. There’s no hard-and-fast rule – they come in many shapes and sizes, but the key feature is the ability to live in one part and to operate a business in another.
