Canberra’s top residential sales for 2024 predictably came from exclusive enclaves in premium suburbs such as Forrest, but a notable new house price record was also set just a little further south in Tuggeranong’s Calwell.
A four-bedroom, three-bathroom home at 43 Tatchell Street (pictured) went for an impressive $1.7 million at auction on 28 September.
The striking two-storey brick dwelling on 1168 square metres sold for more than double the median house price for the suburb.
According to the latest Domain House Price Report, house prices in Calwell go for $810,000 on average, up 4.2 per cent year-on-year.
Agent Christine Bassingthwaighte of Blackshaw Manuka described the property as ‘a true entertainer’s dream home’, which featured an indoor heated swim spa, dual master suites, a generous rumpus room and expansive covered outdoor entertaining area.
Domain data shows the suburb’s median house price jumped 37.3 per cent over the past five years, likely led by first-home buyers and families priced out of other districts.
Canberra’s median house price, which is the second most expensive capital city in the country, currently sits at $1,081,227.
Elsewhere in the region, the glamorous three-storey penthouse overlooking Lake Burley Griffin at 405/45 Honeysett View, Kingston exchanged hands in August.
The property sold for an undisclosed amount but is thought to have set a new sales record for the suburb.
However, joining the suburb house price record for Red Hill last year was the stately home on more than 4400 square metres at 4 Wickham Crescent.
It sold for the high sum of $8 million in January, which had also been set by two other properties, including number 11 on the same street in November 2023 and 25 Mugga Way in February 2020.
