Buyers hoping to crack the property market within 20 kilometres of the CBD with a $500,000 budget have access to just 19 suburbs across Australia, according to a new analysis.
The Domain House Price Report has revealed a short list of affordable suburbs in Brisbane, Perth, Adelaide and Darwin.
“Affordability tends to improve the further away you get from CBD,” says Domain chief of research and economics Dr Nicola Powell.
“If somebody is wanting a detached home or a terraced home, typically if you edge further away from the city centre, you’re going to find a greater chance of securing something that is more affordable, because land becomes cheaper the further you get from the CBD.”
In Brisbane, there are two suburbs where $500,000 could secure you a house within 20 kilometres from the CBD. Woodridge in Brisbane’s west has a median price of $455,000, and Brendale in the north has a median of $485,000.

This three-bedroom house may need tender love and care, but with 607 square metres of land, it can easily be turned into something new. The house is close to Logan amenities like the bowls club, public library and entertainment centre.
Perth has 12 suburbs where houses have a median price of less than $500,000, including the eastern suburbs of Middle Swan ($465,000), Bellevue ($470,000), Stratton ($476,000) and Midvale ($481,000).
This three-bedroom Midvale villa offers built-in wardrobes, a garden shed, an open kitchen, and a floor plan made for easy living. It’s currently being rented out for $420 a week.
This Middle Swan three-bedroom home is on 1060 square metres of land, with ample space to create a beautiful backyard or to redevelop into multiple properties with approval from council. It’s close to local schools, parks and public transport.
In Adelaide, house buyers can find affordable properties in Elizabeth East (median price of $480,000), Elizabeth North ($480,000) and Salisbury North ($485,000).
This three-bedroom house has a fully fenced backyard and a garden shed for extra storage. The home comes with an updated kitchen and a solar energy system. It’s a short distance from Womma railway station.
This semi-detached townhouse in Salisbury North has three bedrooms with built-in wardrobes and an open living space. Plus, it has a private courtyard – perfect for entertaining guests or to host many plants.
In Darwin, home buyers should begin their search in Berrimah, which has a median price of $250,000, and Gunn ($500,000).
