$1.135 million sale the second Googong township record in 12 days

Something is lurking in the waters of Googong after the township record was broken twice this month. 

A four-bedroom home at 8 Borough Ridge, Googong sold for $1.135 million via private negotiations last week, surpassing the previous record by $10,000. 

The previous record was set by a four-bedroom home at 71 Aprasia Avenue earlier this month at $1.125 million. 

The top three highest-selling homes in the Googong township are all held by Gavin Van Zyl, of White Rhino Property, who says the property market in Googong is “extremely hot at the moment,” despite the coronavirus pandemic.

“There’s a lot of buyers out there and we’re selling properties well above asking prices in most sales transactions,” Mr Van Zyl said.

“We sold a home in previous weeks where the buyer paid $50,000 more than the asking, purely because the market is hotly contested at the moment.”

Mr Van Zyl said the block size of the record-breaking home at 8 Borough Ridge was a big drawcard for buyers.

The enclosed outdoor space at 8 Borough Ridge, Googong features a built-in speaker system, barbecue, sink and beer fridge.

“The house sits on almost 700 square metres of land … the properties on the strip of Borough Ridge are on large blocks that have unobstructed views of the surrounding hills and mountains,” he said.

“The house also has an oversized kitchen with a massive butler’s pantry; an enclosed outdoor space with an inbuilt-speaker system and a built-in barbecue, sink and beer fridge.”

Mr Van Zyl said the vendors had sold the house to move to Queensland. The home was swooped up by a young family who was looking to be closer to The Anglican School Googong. 

The oversized kitchen also comes with a butler's pantry.

Nestled near the Googong Dam on Old Cooma Road just over the ACT border in NSW and overlooking the Molonglo Ranges, the township will eventually be home to five suburbs, 18,000 residents and 6500 homes.

Mr Van Zyl said buyers were attracted to the township’s self-contained township’s lifestyle. 

“Googong township a nice place to live and is particularly great for families,” Mr Van Zyl said.

“It’s close to essential services such as the medical centre and dentist and is also within close proximity to schools, IGA and Club Lime in Googong North.

“The township also has new, luxury properties that come with nice inclusions such as a butler’s pantry and walk-in robes.”

Googong township will eventually be home to five suburbs, 18,000 residents and 6500 homes.

Googong’s first suburb, Googong North, was already complete and construction began in 2018 on the second suburb, Googong Central.  

The Googong Central development will bring with it major supermarkets and a retail precinct, expected to open around 2024-25.
