Ten pet-friendly rental properties available in Canberra

Finding a rental property in a competitive market can be hard. Add to that a pet and the process can be twice as tricky.

Laws introduced in November last year by the ACT government restrict the rights of landlords to ban pets. If a landlord refuses consent to having a pet on the property, they must do so with the approval of the ACT Civil and Administrative Tribunal. 

“We’ve definitely had a lot more applications from pet owners after the law changed and amid Canberra’s COVID-19 lockdown period,” said property manager Emma Barclay, of Carter and Co Agents.

“It seems a lot more people have gone out and gotten themselves a little companion during this time.”

Ms Barclay, who has a rental property in Dunlop that is pet-friendly, said she encouraged landlords who have a yard to accept pet-owner tenants.

“The only thing that [the landlord] has restrictions for is when the property is too small for the type of pet, or if it may damage the property or if the pet is a risk to public safety,” Ms Barclay said.

Pet owners who go the extra mile in their application, such as adding in a pet resume that talks about the pet’s previous training and some stellar references from former neighbours or landlords, always pique their interest, she said.

“A really good tenant who has a pet, we find, is a lot more responsible. They are proactive in how they care for their home and how their pet lives.”

Ms Barclay noted that rental prices were also the same, whether a tenant had a pet or not.

“There are some pet owners who are willing to pay more to have their pet live with them, but this is a very rare occasion. Generally, tenants are allowed to have pets onsite,” she said.
