Acacia in Throsby is expected to be completed in August 2021.

Believe it or not, there are ways you can have your smashed avo on toast and still crack the property market (with enough change left over for a daily double shot oat milk latte).

The key is finding the right home for the right price, and the townhomes at Acacia might just be the answer.

Priced at a very reasonable $644,900 to $669,900, the homes offer four bedrooms, a bathroom and en suite and a double garage. They’re free-standing, sharing no common walls, and have courtyards that range from around 80 to 100 square metres in size.

“That’s larger than the backyards in some of the full-sized homes across the street,” says agent Sam Dodimead of Blackshaw Projects.

Two floor plans are available for purchase, one of which has all four bedrooms upstairs, while the other has the main bedroom and en suite downstairs.

“These types of townhouses are really rare in Canberra for this price point. And if you were to find anything similar at another development, you’ll notice that the layout is very tight,” says Dodimead.

“At Acacia, we have the opportunity for width. Typical townhouses are long and narrow, but these are more L-shaped, allowing for spacious open-plan living areas and extra-large courtyards.”

These layouts also mean that inside the homes there is an abundance of windows in every room offering ample natural light. Even the splashback is a window, so cooking or washing up is all the more enjoyable.

Quality features include Fisher & Paykel appliances in the kitchen, and a reverse-cycle heating and cooling system with separate zones for upstairs and downstairs.

The total of 18 townhouses at Acacia are across two independent sites, with around half of the homes already sold.

“We’ve had huge interest from first-home buyers because the price is so sharp,” says Dodimead.

“But we’ve also seen some interest from those wishing to upgrade from their north-side apartments, as well as downsizers who are drawn to the master suites on the ground floor.”

Situated near Mulligans Flat Nature Reserve, Acacia offers almost direct access to some of the most beautiful walking tracks in the city. Many a weekend can be spent exploring this vast bushland, uncovering hidden creeks and local wildlife.

“A multimillion-dollar soccer complex is being built up the road and nearby land has been zoned for the build of a local school,” says Dodimead.

Gungahlin Town Centre is also an easy five-minute drive away. So not only is the weekly grocery shop an easy one, when it comes to furnishing the house on a budget, Kmart will welcome you with open arms.

Expected completion is this time next year.
