Since starting as a writer for this magazine back in 2018, I can count on one hand the number of times a home has made me feel legitimately giddy.
A house so iconic, it makes me somewhat honoured to be tasked with writing about it.
No. 45 National Circuit is one of those homes.
Inspired by mid-century modern architecture, the residence has a timeless design appeal, from the spectacular facade and palm tree out front all the way through to the flamboyant outdoor pool and entertaining area.
It feels like a chic 1960s Palm Springs abode, owned by the likes of a successful Hollywood producer who lays low in their downtime, aside from the odd A-lister house party.
Except it was built in 2015, is in Forrest and is equally as perfect for a family as it is for a celebrity.
“It feels like an entertainer’s dream that’s equally liveable,” says the selling agent, Miriana Cavic of Luton Properties Manuka.
“You can just imagine hosting some amazing parties for family and friends all year round.
“There are so many spaces that can be utilised, from the formal and informal living areas, the backyard and pool and even the front grassed area, where the current owners would often pull out a volleyball net when guests came around.”
How perfectly Palm Springs.
The lagoon-style pool is a fitting setting for a cocktail party. It’s enveloped in feature breeze blocks and bamboo and surrounded by grassed areas, mature hedges and classic pebble-concrete paving.
“The best part is that it’s all so private,” Cavic says.
A critical element of the design was about bringing the outdoors in.
Thus, the property offers stunning green and blue outlooks through floor-to-ceiling windows, accentuated by super-high ceilings.
“I love a pool that’s also a visual feature,” Cavic says. “When you’re inside looking out to the blue of the pool and the sky and the green in the garden, it just makes you feel good.”
The striking kitchen sits at the heart of the house and allows you to take in all aspects.
“From the kitchen, you can cast your eye across all areas of the home,” Cavic says.
“You can see people pulling up out front or hanging out in the backyard, and you can watch over the open formal and informal living areas – it’s the pictorial centre. But when you’re hanging in these spaces, they still feel so cosy and private.”
The sunken circular lounge space is elegant and just a little boujie, adorned with blue velour cushions and encased in a wall of potted plants adding a pop of colour inside.
The formal lounge is commanded by a glorious floating fireplace that is perfect in cooler months.
“The master bedroom is exceptional,” Cavic says. “The shower in the en suite looks out to the greenery of a private courtyard.
“There’s also an outdoor shower, so when you finish in the pool, you can have a shower before going straight into your bedroom,” she adds.
“It’s a house that needs to be seen to be believed.”
