Cross-border Queanbeyan is looking forward to welcoming one of its most ambitious undertakings – the redevelopment of the council’s old administration site in central Crawford Street.
Before the end of the year, staff will migrate from 11 buildings spread across the CBD into two new office towers which will form core elements of the new Queanbeyan Civic and Cultural Precinct (QCCP).
The $74 million development will deliver 4000 square metres of space dedicated to council administration, including a shopfront, meeting rooms, breakout spaces and a public library.
There will also be about 1450 square metres of dedicated community space and a further 6500 square metres devoted to the “public realm”.
A gallery will connect the office buildings to Bicentennial Hall and The Q theatre. A further 2050-square-metre space will be leased to the NSW government.
And that brings us to three commercial opportunities to become part of this significant rejuvenation that aims to attract more residents and workers into the heart of Queanbeyan.
Leasing opportunities include a 22-square-metre ground-floor kiosk, a 210-square-metre ground-floor cafe space or smart hub, and a level three 650-square-metre office space.
Agent Chris Antos of Sentia Real Estate says the QCCP development is set to become a “game-changer” for Queanbeyan.
“This is its first A-grade building and the council is definitely setting a standard for how it sees the development of the CBD,” he says.
“The QCCP is going to be playing a major role in the activation of this cultural precinct.”
Antos says the commercial spaces will bring more visitors and workers into the heart of the town.
“The kiosk space is likely to have strong appeal to cafe operators drawn to a high foot-traffic area that would serve workers along with theatre-goers and other visitors,” he says.
The larger ground floor place could serve as a more sophisticated hospitality option with an option to combine that with the kiosk space, Antos adds.
“It could also be configured as a co-sharing office space that would offer opportunities to solo and small business operators,” he says.
“The 650-square-metre space on level three would more likely suit government or corporate agencies, and it can also be divided to suit the needs of smaller tenancies.”
The QCCP development includes a rooftop garden and also offers about 100 basement car bays for employees and public parking.
