Cross-border Sutton has been growing in appeal in recent years with many Canberrans now calling the rural setting home.

Jason Roses of VERV Property says many factors are driving the migration, but they could be distilled.

“People are looking for that more relaxed rural lifestyle with easy access to the attractions, amenities and services a city can offer,” he says.

“Sutton ticks the boxes as it’s just, say, 15 minutes or so from the Gungahlin Town Centre with the Canberra CBD a short drive from there.”

Roses says access to bus transport is a big factor in winning families over with children able to attend Canberra schools.

“That’s a big plus and that means the kids then have a big rural playground to grow up in,” Roses said.

“There’s easy access around Sutton to attractions like Mulligan’s Flat, walking trails, swimming holes and a host of other local attractions.”

Christopher Dixon of McGrath North Canberra says Sutton is a highly desirable destination for those seeking to enjoy a peaceful rural lifestyle with the added benefits of city-fringe living.

“Where else can you secure land from 2000 square metres to 20 hectares-plus and be a mere 25-minute drive to the nation’s capital?” he says.

“The ACT trend is toward increasingly smaller blocks. This is driving cross-border demand for larger acreage blocks, a trend that has accelerated during COVID. Larger blocks offer possibilities for bigger homes and even dual-occupancy residences for extended family living.”
