A home that has passed through generations in Charnwood sold under the hammer on Saturday for $930,000 in a packed auction of onlookers from the neighbourhood.
The four-bedroom home at 11 Hooke Place drew a large crowd on a day that was particularly emotional for the vendors, according to selling agent Dario Beltrami of HIVE Property.
“The current owners really wanted the home to go to someone that would love it … their parents actually built it, so it has been in the family for years,” he said.
One of the five registered bidders starting proceedings with a bid of $700,000.
From there, the bidding went up among four active bidders in increments of $25,000 to $850,000 when one bidder withdrew.
Bids of $10,000 increments continued to be placed until the house was declared on the market at $910,000. The two remaining parties bid in increments of $5000 until the sale price was reached.
With around 50 people coming through the home during the campaign, Beltrami said he was happy with the result.
“All the people who came through the house absolutely loved it, and there was no negative feedback at all,” he said.
“The advice we got said the home would be around the high 800-thousands and low 900-thousands, so we got to the higher end.
“There was a really strong atmosphere today, and it’s a price point that is achievable with first-home buyers at the moment.”
With last week’s auction clearance rate only hitting 50 per cent, the home was a perfect example of what a successful sale needs in the current market, Beltrami added.
“I spend a lot of time with vendors to make sure the garden and everything looks right in a home; you only get one go at it, really,” he said.
“The vendors of this home were just fantastic, and they already had everything switched on and ready to go … they were so particular with the presentation of the home.
“You can still get something out of any home if you style it right.”
Elsewhere, the four-bedroom home at 6 Hopetoun Circuit, Deakin, sold at auction for $2.9 million, according to selling agent Mario Sanfrancesco of Blackshaw Manuka.
Throughout the campaign, over 200 groups came through the home. There were several interstate inquiries and plenty of online views.
The auction garnered several registered bidders, but only one active bidder on the day took the auction to a place where “everyone was happy, and the vibes were very good”, Sanfrancesco added.
“There was a great crowd today – probably about 100 people,” he said.
“The home was built by the sellers, whose plans had changed and are now moving interstate, while the buyers were looking to upsize and move into the area.
“There were a couple of people whose houses hadn’t sold yet that couldn’t participate, but generally, we were very pleased with the campaign, and the sellers are happy.”
