Canberra auctions: Narrabundah home sells to phone bidder for $2.215 million

A home in Narrabundah sold under the hammer for $2.215 million on Saturday when an over-the-phone bidder started and concluded auction proceedings. 

The five-bedroom home at 19 McKinlay Street attracted five registered bidders, with three actively bidding against each other until the home finally sold. 

“The three participating bidders that we had today were really here to bid, which was really great … it is a beautiful home,” said selling agent Jonathon Charles of Independent Woden

Bidding started when the phone bidder placed an offer of $1.8 million, which was followed by a delay in increased offers from the in-person bidders. 

Eventually, offers of varied increments started to flow before bids hit $2.175 million, and one bidder stepped aside. 

From there, bids of $2.18 million and $2.2 million were placed, and then the in-person bidder raised the stakes by just $2000.

The phone bidder then offered a bid of $2.207 million, and auctioneer Andrew Potts of Independent Gungahlin announced the home was on the market. 

The remaining in-person bidder then increased their final offer to $2.21 million, where it was quickly overtaken by the phone bidder by $5000. With a final bid of $2.215 million, the hammer fell. 

During the campaign, around 90 groups inspected the home, and 40 direct inquiries were also received from potential buyers living interstate and abroad, according to Charles.

“The buyers of the home are actually coming back from overseas where they were posted, but they did have a good contingent of family members here to support them despite not being here themselves,” he said. 

“On the other side, the sellers of the home are staying local but had decided it was time to downsize.” 

The price for the home was within expectations due to the area it lies within and similar sales around it, Charles added.

“Today’s result lands roughly where we saw value in and around the particular home,” he said. 

“There have been comparative sales in the area which show its worth, but I stand by the fact that the best way to find out what a home really is worth is in a competitive environment like this today.

“We really had that here today, and we saw the right value of the home.”

Elsewhere, a four-bedroom home in Kaleen sold at auction on Saturday for $1.275 million, according to selling agent Samuel Thompson of LJ Hooker Manuka

The home at 15 Campaspe Circuit attracted 60 groups during its open home, with nearly half of those on the first day.

“The result for our Kaleen home was fantastic for everyone,” he said. 

“Despite being a very wet day, the atmosphere of the auction itself was hot as buyers were eager to purchase what was a great quality finished home.

“This was a particular drawcard of the home …  we are finding turnkey homes like this one are still achieving great sales at auction.”
