Near neighbour, Goulburn is enjoying its own boom with buyers from Sydney, Canberra and the Southern Highlands responding to a highly affordable median house price point of $445,000 according to the Domain House Price Report for the March quarter.
Justin Gay of Ray White Goulburn says many buyers who are being priced out of capital city markets are deliberately choosing lifestyle over a bigger mortgage.
“We’re certainly seeing many relocating to Goulburn because they can make their budget go much further,” he says.
“But it ticks so many other boxes. There are character homes aplenty and generally bigger block sizes. That’s great for growing families.”
Gay says Goulburn’s appeal has also been heightened by the flexibility that working from home has offered.
“Relocators can combine that option with an easy commute to Canberra or perhaps a train to Sydney,” he says.
Jacqui McKillop of The Agency Southern Tablelands says she has also noted an influx of buyers from the Southern Highlands.
“There’s a mixture; younger buyers after their first home and downsizers looking to take advantage of some great home options,” she says.
“They allow downsizers to put a healthy balance of funds into their super or to use on lifestyle,” she says.
McKillop says a low rental vacancy rate has also attracted investors.
“Goulburn just adds up as a sound value proposition,” she says and highlights the regional city’s evolving appeal as another factor.
“It’s still got that country feel, but it’s much more than that these days.”
There are plenty of homes in Goulburn that exude character and history.
