Property owners are becoming increasingly creative in the design of leasing packages to attract new commercial tenants.
Take 60 Marcus Clarke Street in the city, for example. Owners have further leveraged the inherent location advantage of this 12-storey building on the corner of Barry Drive with some innovative incentives.
New tenants can look forward to fitted office spaces with employee incentives such as funded fitness classes and a towel service.
Troy Markos of CBRE Canberra says there are a number of leasing opportunities within the landmark building that range in size from an economical 70 square metres.
“Many tenants are expecting fit-outs these days, and the owners have gone to great lengths to meet contemporary office needs,” he says.
“For example, there’s an entire floor available on Level 2 that is ready with 128 workstations, meeting rooms, collaboration areas, quiet rooms and a large breakout area.”
Other vacancies include a Level 1 space of 900 square metres that can be sub-divided. A further 220 square metres on the same floor has a new fit-out underway that will be ready this month.
The 70-square-metre space is on Level 9 and has six workstations. There’s another 422-square-metre space on Level 10 with eight offices, a large boardroom, reception, open workspace and a breakout.
