Affectionately named Springhurst, 61 Vivian Lane in Yass River is offering buyers a unique opportunity to own a charming home with its own one-hectare vineyard that sits humbly within the property.

Nestled on large landscaped granite boulders, the three-bedroom house boasts northerly views towards the Mundoonen Range, a full-sized clay tennis court and mature gardens surrounding the house.

Covering almost 24-hectares of land, Springhurst’s size was a big drawcard for owner Brian Binning and wife Anna.

“We purchased Springhurst in 2008 after my wife Anna and I downsized from running a 405-hectare property of superfine wool nearby,” Brian Binning said.

According to listing agent Cazz Blyss, of First National Yass, the property was built by Ron and Jill Bonighton in 1994.

Binning said he had become friends with the Bonightons and when they chose to retire in Melbourne, he jumped at the chance to buy the property.

“Springhust is an unusual property … designed by a Melbourne architect melding both traditional homestead and the current ‘deconstructivist’ styles of Melbourne architecture,” he said.

Binning said the original owners were passionate about growing Murrumbateman wine, which he naturally adopted when he bought the property.

“Given its outstanding qualities for growing high-quality grapes, we were persuaded to graft the older cabernet stock over to an Australian heritage clone of shiraz, known as Great Western,” he said. 

“So, we led a life where we sold grapes to Alex McKay, of Collector Wines, enjoyed our quietly isolated views, played tennis with our grandchildren, and watched seasonal changes to the grapes and newly regenerating eucalyptus.”

Inside the house, there is a formal lounge that sits a grand piano and living area featuring cathedral high ceilings, a skylight and full-length windows that offer an outlook of the property and beyond.

Adorned in eclectic furnishings, the open kitchen and dining areas lead to an outdoor entertaining space — a space where Binning hosted a constant stream of visitors from around Australia and families from overseas, and something he will miss greatly.

“Our fondest memories of the house came from dining with family and visitors under the cool of our wisteria-covered terrace, looking out to the grasslands; with the setting sun casting long shadows from enormous eucalyptus trees over the pale yellow of late summer grass,” he said.

But after more than 11 years maintaining the property, Binning is ready to let Springhurst go and hopes a new buyer will love it as much as he did.
