There are times when an oversell equals overkill, and that’s exactly what the townhouses in the new Hilltown development avoided. They’re not over the top, full of ruffles and frills that may sound fancy and exciting, but also come with hefty body corporate fees and maintenance.
Simply put, Hilltown is a development of very well designed and developed townhouses that comprise everything you want – and need – in a home. That’s perhaps why over 50 per cent of the development has sold after only three weeks on the market.
“It’s a small complex of just 46 townhouses with two and three-bedroom options, both with en suites in the master and double garages,” says agent Alex Eimerl of Coda Estate.
“They’re low maintenance and therefore come with low body corporate fees, but they have everything a buyer could need in a new home.”
The space-saving design makes way for easy low maintenance living. Open-plan living areas, internal access from the garage, double-glazed windows and doors, reverse-cycle heating and cooling, gas cooking, stone benchtops, ducted range hoods and floor-to-ceiling tiling in the bathrooms are just some of the homes’ core features.
“A powder room resides on the ground level of every home, so there is no need to have to go all the way upstairs to go to the bathroom, which is especially appealing when you have guests over,” says Eimerl.
While the complex has no extra amenities, each townhouse comes with its own private, enclosed and landscaped courtyard. Flowing directly from the living area, it’s the perfect outdoor extension in which to relax, entertain or play with the kids and pets.
“It’s a very clever architectural design where your main facilities are located on the ground floor, so it’s very easy living. The three bedrooms also have an option of a third bedroom on the ground floor, which is especially appealing for elderly residents or guests,” adds Eimerl.
On the high side of the street, Hilltown is perfectly positioned to make the most of Taylor’s mountain views.
“Most of the development has a northerly aspect, but the entire site is elevated, so no matter what, you’re going to have a great view,” says Eimerl.
“It’s also just metres from the playing fields’ state-of-the-art Taylor Adventure Playground, promising hours of entertainment for the kids, and it’s within walking distance of the local primary school.”
The lifestyle is just as appealing for adults with the Mulligans Flat nature reserve on your back doorstep and Gungahlin’s array of brilliant bars and restaurants just minutes away.
Expected completion is March 2024.
