When you’re looking for a new home, it’s always a good idea to strip your requirements back to basics. You can easily get sucked in by a home’s bells and whistles, only to realise that not only do they not really suit your lifestyle, but they also come at a cost.
In the current housing market, the cost of a home is high enough. Sometimes exorbitant body corporate fees just aren’t viable, especially if you only use the amenities a handful of times a year.
It’s always important to assess the home itself – its uniqueness, the quality of the build, whether the floor plan suits your family’s needs, its location and the type of lifestyle it can offer.
Amici is a development that ticks all these boxes. It’s the sixth joint venture between developers HPI Group and Morris Property Group and the first in Gungahlin. Previous collaborations include Axis, Highgate, Mayfair and Park Avenue, and the proof is in the pudding. These are quality builds, impressive in design, functionality and location.
Amici comprises 95 apartments across six levels including one, two and three-bedroom and three-bedroom-plus-study configurations. The amenity within the development is minimal, contained to a gym and a communal barbecue area.
That’s all you need when the surrounding amenity is so rich.
“The location is the biggest drawcard for Amici,” says selling agent Michael Morris of Morris Property Group.
“The Gungahlin Leisure Centre, gyms, ovals, the light rail and bus interchange and the Gungahlin Town Centre are all only a short walk.”
“This is an opportunity to purchase a home that has beautiful parks and nature reserves nearby and beautiful views from level one to level six, especially as one side of the development cannot be built out.”
The floor plans of the homes are dynamic, with elements that will appeal to first-home buyers, families and investors, as well as to a range of lifestyles.
For example, when size doesn’t matter, some of the floor plans forgo larger living areas to allow for a third bedroom.
There are premium two-bedroom options that allow for larger bedrooms and a larger living area for those who want the space. The largest offering is a three-bedroom-plus-study that also includes a 65-square-metre balcony that wraps around the corner of the apartment.
The interior design is a combination of timber and white with Laminex, Caesarstone benchtops and tiled splashbacks in the kitchens, as well as hybrid timber-look flooring throughout the living areas.
“The best way I can describe Amici is that it will meet and exceed the expectations of a new build,” says Morris.
“It’s modest in amenity and simple in design but sits quietly by itself in its quality.”
While Amici has been on the market for only four weeks, the build is well underway and is due for completion by March 2023.

Feature we love: As the north of Canberra grows, this area of Gungahlin is going to become more central and more sought after – as Braddon is to the city.
